Best Beach Towns to Live in on Michigan's West Coast

A local agent's comparison of Ludington, Pentwater, Manistee, Hart, and Shelby — schools, healthcare, walkability, prices, and which town fits which buyer.

Frequently Asked Questions

What makes a Michigan west coast beach town a good place to actually live?

I evaluate beach towns on six concrete attributes: year-round versus seasonal economy, walkability to the water and downtown, school district quality, healthcare access, housing inventory and price band, and commute options. A great vacation town is not always a great year-round home. The west coast of Michigan from Muskegon to Manistee offers a strong range — from working historic cities to small walkable villages — and the right pick depends on which of those attributes you weight highest.

Why is Ludington a strong year-round choice?

Ludington has a real year-round economy anchored in manufacturing, healthcare, and tourism, with a 2026 population of about 7,524. You get a working downtown, Corewell Health Ludington Hospital in town, Stearns Park Beach right at the edge of the city, and the 5,300-acre Ludington State Park a few minutes north. The SS Badger ferry adds a unique transit option to Manitowoc, Wisconsin from May through October. Of the towns I serve, Ludington has the deepest combination of services and lake access.

Why is Pentwater compelling as a beach town?

Pentwater wins on walkability. With a 2020 census population of 890, the village layout puts a Lake Michigan beach, a protected inland lake, a marina, and a downtown art-and-restaurant district all inside a short walk. Charles Mears State Park sits at the village edge with a buoyed swim beach and the Old Baldy dune overlook. The tradeoff is seasonality — Pentwater is the most heavily summer-oriented of the towns I cover, and winters are very quiet.

Why is Manistee a strong pick for buyers who want a working city?

Manistee is a Victorian port city of about 6,220, with a historic downtown on the state and national registers, the Manistee Riverwalk running through the business district to Lake Michigan, and Munson Healthcare Manistee Hospital in town. It has a real industrial economy alongside tourism, including Morton Salt and paper products. Of the towns I cover, Manistee has the most "city" feel — historic architecture, year-round restaurants, and cultural anchors like the Ramsdell and Vogue theatres.

Why is Hart a sleeper pick for value buyers?

Hart is six miles inland from the Silver Lake Sand Dunes with a 2026 population of about 2,060. It's the county seat of Oceana County and the home of the National Asparagus Festival. Hart trades direct beach proximity for significantly lower housing prices, a working downtown, and easy US-31 access. The Hart-Montague Trail starts in town for a 22-mile paved rail-trail. For buyers who want lake access without paying lakefront prices, Hart is often the right answer.

Why is Shelby worth a look despite being smaller?

Shelby is a village of about 2,179 in Oceana County with a 24-hour Trinity Health medical facility — unusual for a town this size and a real quality-of-life advantage. It sits on US-31 about 10 minutes south of Hart, within 20 minutes of Lake Michigan beaches, and offers some of the lowest home prices in the region for buyers who want year-round small-village living with hospital access. Shelby Public Schools serves the village with four schools.

Which town has the strongest schools?

Each town has its own district: Ludington Area Schools, Pentwater Public Schools, Manistee Area Public Schools, Hart Public School District, and Shelby Public Schools. Ludington and Manistee public schools generally rate above average. Pentwater is the smallest district, which some buyers prefer and others find limiting depending on what they want for their kids. Hart and Shelby are mid-sized with rural-community profiles. I recommend pulling current Michigan School Data report cards rather than relying on rankings sites alone.

Which town has the best healthcare access?

Ludington has Corewell Health Ludington Hospital, Manistee has Munson Healthcare Manistee Hospital, and Shelby has the Trinity Health 24-hour facility. Pentwater and Hart rely on those three nearby anchors. For year-round residents and retirees, in-town hospital access is a meaningful differentiator, and it's a reason many buyers I work with end up in Ludington, Manistee, or Shelby once they think it through carefully.

How do home prices compare across these towns?

Mason County's median home value is around $121,600 — Ludington-specific prices vary by neighborhood, with lakefront and walkable-downtown homes running higher. Pentwater carries a walkable-village premium and is generally the highest cost-per-square-foot of the smaller communities. Hart and Shelby typically deliver the most space and acreage per dollar. Manistee's pricing depends heavily on whether you're inside the historic core or in surrounding townships.

Which town fits which buyer best?

In my Vylla Homes practice I typically suggest: Ludington for buyers who want the deepest combination of services, beach access, and year-round economy; Pentwater for buyers prioritizing walkability and a true village feel; Manistee for buyers who want a working historic city; Hart for value buyers who want lake access without lakefront pricing; and Shelby for buyers who want a quiet village with surprisingly strong healthcare access. The right answer always comes back to which two or three attributes matter most to you.
