Frequently Asked Questions
What marinas are available in Pentwater and Ludington?
Pentwater has the Pentwater Municipal Marina on Pentwater Lake plus Snug Harbor Marina and several private dockage operations along the channel. Ludington has Ludington Municipal Marina and Harbor View Marina, both operated by the City of Ludington on Pere Marquette Lake, plus private full-service marinas. As an RSPS-designated agent at Vylla Homes, I work with a lot of buyers whose decision is driven by boat access, so I know these waters and these slip systems well.
What are current slip rates at Pentwater Municipal Marina?
Pentwater Municipal Marina's 2026 fee schedule lists non-commercial seasonal slips at $2,792 for vessels under 27 feet and $4,610 for vessels over 27 feet. Commercial rates run $3,168 under 27 feet and $5,047 over 27 feet. The marina has 22 transient slips for visiting boaters, and waiting lists for seasonal slips are common during high-demand years. Verify current availability and rates directly with the Village of Pentwater before relying on any specific number.
What about Ludington Municipal Marina rates?
Ludington Municipal Marina charges transient rates of $48 per night for vessels up to 25 feet and $1.93 per foot per night for larger vessels per the most recently published schedule. The marina has 174 total slips with 88 designated transient, making it one of the larger municipal marinas on the east shore of Lake Michigan. Seasonal slip rates and waiting list status change year to year, and I recommend checking with the City of Ludington directly when you are planning a season.
What is the difference between Ludington Municipal and Harbor View?
Both are operated by the City of Ludington, but they sit at different points on Pere Marquette Lake. Ludington Municipal Marina sits closer to downtown Ludington and the carferry, with easy walking access to restaurants and shops. Harbor View Marina is a separate facility with its own slip mix and a slightly different boater profile. Both connect through Pere Marquette Lake to the channel and out to Lake Michigan. Boaters often have a preference based on home dock proximity and access to amenities.
Are there transient slips for visiting boats?
Yes. Pentwater Municipal Marina has 22 transient slips and is a popular overnight stop on the Lake Michigan circle tour. Ludington Municipal Marina has 88 transient slips, the largest transient capacity in this stretch of coast. Snug Harbor in Pentwater also handles transient dockage. During peak summer weekends, especially around the Fourth of July and major regattas, transient availability tightens, so call ahead. The waterway is well-served by reservation systems through the Michigan DNR Harbor system.
What public boat launches are available?
Stearns Park in Ludington has a Lake Michigan launch when conditions allow, and Cartier Park provides Hamlin Lake access just north of town. Pentwater has a launch on Pentwater Lake near the channel. Manistee Lake has multiple launches operated by the city, the county, and the DNR. There are additional smaller launches throughout the region on inland lakes including Bass Lake, Pere Marquette Lake, and several Manistee National Forest waters. Many are free; some charge daily or seasonal launch fees.
How does buying a home with boat access actually work?
It depends on the property type. Some homes on Pentwater Lake, Hamlin Lake, or Manistee Lake have private docks or shared association docks. Others have deeded launch easements. Lakefront cottages on Lake Michigan typically do not have private docks because of wave action, so Lake Michigan boaters generally keep their boats at a marina. As an abstractor and licensed appraiser, I read the title carefully to confirm exactly what dockage, launch, or access rights transfer with the home.
Is the channel from Pentwater Lake to Lake Michigan navigable for larger boats?
Yes. The Pentwater channel connects Pentwater Lake directly to Lake Michigan and is maintained for navigation by the US Army Corps of Engineers. It handles sailboats, cruisers, and most recreational vessels common in this area. The Ludington channel from Pere Marquette Lake to Lake Michigan is larger, accommodating the SS Badger carferry, commercial fishing tugs, and US Coast Guard vessels. Manistee's channel is similarly maintained. All three are working navigable connections.
What is the boating season here?
Most marinas operate from mid-May through mid-October. Some boaters splash earlier and pull later, but Lake Michigan water temperatures and weather realistically define a roughly five-month season. July and August are peak. September and early October offer excellent boating conditions with fewer crowds. Off-season storage, shrink-wrap, and winterization services are available locally. Hamlin Lake, Pentwater Lake, and Manistee Lake freeze in winter and shift to ice fishing.
How can Veronica help me find a home with the boat access I want?
I work with buyers who want everything from a kayak put-in to a deepwater slip for a 40-foot cruiser. I look at title and easement details, marina slip availability and waiting lists, inland lake versus Lake Michigan access trade-offs, and storage arrangements. My RSPS designation reflects regular work with second-home and recreation buyers across this coast. Call or text me at (231) 907-0070 or reach out through the form, and we can sort out the right setup for how you actually want to use your boat.
